We are currently delivering a new build 64 apartment Extra Care development consisting of 59 one-bedroom and five two-bedroom apartments with associated gardens and communal facilities. The development comprises of a communal lounge, bistro, kitchen area, laundry rooms, waiting area, offices and a boiler plant room situated on the 1st floor of the apartment block.
We developed the MEP RIBA Stage 3 Concept Design and provided performance monitoring duties on behalf of the client. During the construction phase of the contract, we vetted the MEP design proposals, calculations and ADL2A compliance, together with monitoring the workmanship and compliance of the MEP installation as the works progressed.
The design utilises high efficiency gas-fired condensing boilers as the primary heat source located in the first-floor plant room. Each apartment is provided with a metered HIU (Heat Interface Unit) to provide the heating and domestic hot water requirements and is protected from fire by a sprinkler installation. We adopted a fabric first approach, and by specifying a high-performance building envelope, together with the use of natural ventilation, low energy extract fans & lighting, together with a small PV installation, we were able to reduce the carbon emissions over and above the minimum ADL2A requirements by 5% at no additional cost to the project.
