Gorton Mill House

Client: Southway Housing Trust

Architect: Pozzoni

Budget: £17m

Completed: 2021

The £17 million development situated in Gorton, east Manchester, includes a mixture of one and two-bed apartments and has been designed to provide supported accommodation for over 55s with the option of on-site care. The development is built around a shared garden, featuring 106 apartments, a community café, a hair and beauty salon, and a restaurant – all open to the public.

Our team developed the M&E servicing strategy brief and oversaw the design and build for the new development. The client was keen to reduce the carbon footprint of the development, utilising sustainable solutions; the design features solar panels situated on the roof of the apartments that feed into the power supply, vehicle charging points and ground source heating pumps. The innovative low carbon heating and hot water design utilises ground source heat exchange via a network of 120-metre-deep external boreholes linked to heat pumps units to provide heating and domestic hot water to each apartment.

The development was shortlisted by the UK’s leading Housing news publication, Inside Housing, for their best older people’s housing development (urban) award 2021. The award celebrates the very best residential developments across the UK that serve the needs of their communities and strive towards sustainable solutions.
